Who runs the site
The site is maintained by a remote team of personal finance writers and data specialists who monitor UK housing costs and lending trends. We do not accept paid placements from lenders in the calculator experience, and we do not sell user data.
How the calculator works
The calculator uses your monthly take-home income, target affordability percentage, and any non-housing debts to estimate a comfortable housing payment. For rent, the estimate is simply your target percentage of take-home pay minus monthly debts.
For mortgages, the tool converts the estimated affordable monthly payment into a maximum mortgage size using a standard annuity formula (the same maths used by most lenders). It then adds your stated deposit to give an indicative property price. Optional inputs allow you to apply a yearly income multiple and a stress-test interest rate to see alternative scenarios.
Sources we monitor
We keep the calculator grounded in widely used UK affordability heuristics and monitor data from sources such as the Bank of England, Office for National Statistics, UK Finance, and major high-street lenders to understand how affordability policies evolve.
Update cadence
We review calculator assumptions and guidance notes at least quarterly, and sooner when there are significant changes in interest rate policy or lender affordability standards. The date of the most recent review is noted in our editorial policy.
